Knight Frank is currently marketing North Woodtown, a beautiful thatched farmhouse on the edge of the village of Dolton in Devon.
The farmhouse is expected to attract a great deal of interest as its located within easy reach of both dramatic Exmoor and beautiful Dartmoor, made even more famous by Spielbergs spectacular new film, War Horse.
And its only 2 miles from the picturesque village of Iddesleigh where the War Horse story was inspired. In the film the hero, farm boy Albert, shouts to another rider, Race you to the Duke of York! which is Iddesleighs local pub.
Dartmoor National Park provided stunning locations for the filming of War Horse, which tells the story of a Devon farm boy who braves the trenches in a search for his horse Joey who is requisitioned for an army officer and sent to France during the First World War.
Due to the number of people who have been inspired by War Horse, Dartmoor National Park Authority now organises special guided walks to Warhorse film locations.
North Woodtown is a wonderful Grade II listed thatched farmhouse, which has recently been beautifully refurbished by the present owners. The property has outstanding countryside views to the north and west, whilst also having a delightful south-facing courtyard to the rear of the house.
The village of Dolton offers the perfect country life with a church, Post Office, three pubs, a primary school and a selection of independent shops. The Halsden Nature Reserve, The Tarka Trail, Stafford Moor Fishing lakes and the Libbaton Golf Course are all nearby and Devons capital city Exeter is only 30 miles away.
Although the farmhouse retains plenty of original features throughout, it has been meticulously refurbished to incorporate modern facilities in the kitchen and bathrooms, including under-floor heating in some of the ground floor rooms.
There is a really well planned and clever use of space over the houses two floors and there is plenty of Devons natural light, which so inspired Spielberg during filming.
In addition to the main farmhouse there is a substantial detached barn, which has, until recently, had planning permission to be converted to provide two holiday-letting cottages. A re-application has now been submitted to the District Council.
The property has attractive lawned gardens and lots of space for parking and theres a delightful south-facing paved courtyard behind the house, which provides a great suntrap. Theres even a well in the courtyard to complete the picture.
For horse-lovers theres a further area that could be used as a pony paddock or landscaped as formal gardens and this area has its own access from the lane.
If youre considering adopting an idyllic country lifestyle, having possibly been inspired by Warhorse, have no fear, mains water and electricity are available, theres oil-fired central heating and even the always-essential broadband. North Woodtown is definitely worth a look!
