Trutes Court is a beautiful Grade II listed cottage dating back some 350 years. It was originally constructed as two cottages, with a third added in a later century.

Construction is mainly of cob and stone external walls with white rendered elevations beneath a part thatched and part slated roof. The interior is beautifully presented, and retains a considerable amount of original character with exposed beams and timbers, stone fireplaces and a flagstone floor.

It enjoys a bright south facing aspect, and occupies a lovely secluded position in this sought after village.

The attractive and popular village of South Milton lies about one mile inland from the National Trust beach at South Milton Sands. The larger village of Thurlestone is close by with its general stores and post office, hotel offering leisure facilities, and 18 hole links golf course.

Salcombe, the renowned estuary town and sailing centre is approximately four miles from the property and the market town of Kingsbridge is within five miles.

The property has a lovely welcoming hall with exposed stud work and ceiling beams, leading to the sitting rooms, which is an attractive room, full of character with exposed roof timbers. It has an impressive inglenook fireplace with brick hearth and lintel above fitted with wood burning stove, bread oven and exposed timber studwork to one wall.

In the kitchen/breakfast room there is an oil-fired Rayburn supplying domestic hot water set in recess with lintel above and a range of floor and wall based units with painted doors. The dining room has exposed painted ceiling beams and a feature stone fireplace with timber lintel and is fitted with a wood burning stove.

The study/family room is a lovely bright room with windows and French doors opening to a very private stone paved terrace with established hydrangeas and roses providing a lovely outside sitting area

Upstairs the master bedroom is a generously proportioned room with dual aspect windows and part exposed roof timbers. It has built in wardrobes and a dressing table to one wall. There is a shower room and a family bathroom and two further bedrooms.

To the front of the property is an attractive lawn with mature planting. There is a also a spring-fed pond with a stream running through the garden. There is a vegetable garden with aluminium framed greenhouse and raised vegetable boxes. A gravelled path leads to the top of the garden where there is a timber built summerhouse.
