It is easy to see why The Granary located in the idyllic Oxton valley, near the popular village of Kenton in South Devon has been the inspiration for artists and graphic designers.

It is easy to see why The Granary located in the idyllic Oxton valley, near the popular village of Kenton in South Devon has been the inspiration for artists and graphic designers.

Its an exciting property bursting with original features and has lovely views of the surrounding gardens and countryside. And its only ten miles from the majestic city of Exeter with its shopping, restaurants, schools, theatres and international airport.
The house and studio was formerly owned and used by the artist David Poole RA, who has painted four commissioned portraits of the Queen. Planning permission was then granted for the area to be used on a commercial basis whereupon two graphic design businesses were run from here.
Approached via a private gated gravelled drive, the property is based around a very large courtyard and is currently arranged as a main house with an independent two bedroom self-contained attached cottage called The Stables. A very large artists studio/office and a gym beneath link the properties.
Having taken the building on 12 years ago in an unfinished condition the current owners have lovingly developed and completed the cottage which is now The Stables as well as making substantial improvements to the main building, redecorating and adding high specification fittings such as the Tomassi kitchen, decked steel and glass balconies and new bath and shower rooms.

The Granary

This truly fabulous space has a large amount of floor to ceiling glazing, again allowing for a great deal of light and has character exposed beams and a stone fireplace with wood burner,a great place for a party.
The Granary offers a superb master bedroom with dressing area and en suite plus three further bedrooms of which two are en suite.

Artists Studio/Office
This is where you can let your creativity run wild with an exciting open plan space that has its own independent hallway off the courtyard. Downstairs is currently arranged as a gym and a metal spiral staircase leads up to the vast studio. With a pine floor and white walls, exposed beams and skylights, coupled with huge doors and windows, this north facing room is ideal for an artist or a business space.

The Stables
This self-contained cottage or natural extension of the main house is approached via its own main front door in the courtyard but can also be accessed from the Studio. There is an open plan kitchen/family room with a lovely sitting room beyond with a wood burner and upstairs there are two en suite bedrooms, the second of which has a door opening to the large gardens. The Stables also enjoys its own private terrace and plenty of parking spaces to the front of the property.

Gardens and Grounds
As befits such an artistic environment, the gardens are beautifully designed and kept. You can stroll within approximately an acre of lawn bordered by Devon banks and hedging. There is a lovely decked, al fresco area with a pergola and grapevine above, perfect for a barbeque and the gardens include a natural pond. You will also find established trees and shrubs with a beautiful weeping willow tree off to the side and a large levelled area, which has been used as a large vegetable patch in the past.
There is extensive parking with ample gravelled parking and a very large yard around which the property is built plus a triple garage by the entrance as well as a double garage in the yard.
