Higher Griggs Farm, Listed Grade II, and situated on the outskirts of Sidmouth, is believed to have been built in the 17th century, of cob construction under a thatched roof. The cottage, which is of stone construction, was most probably originally an accompanying barn.

Both the house and the cottage are presented in immaculate order throughout and contain a number of attractive character features, including exposed beams, and there are inglenook fireplaces in the main reception rooms of the house.

A gate and pathway lead to the front door, which opens into the entrance hall. From the entrance hall a door leads into the dining room, which has exposed beams and an inglenook fireplace housing a wood burning stove.

Opposite the dining room is the sitting room, which also has a number of exposed beams to the ceiling and an inglenook fireplace with a bread oven and a wood burning stove.

Beyond the sitting room is the kitchen/breakfast room, which has an excellent range of wall and floor-mounted units under granite work surfaces.

A wrought iron spiral staircase leads from the utility room up to the study/home office, which has a timber floor and a delightful porthole window.

Stairs from the dining room rise to the first floor, where there is a master bedroom with an extensive range of fitted wardrobes and adjoining dressing table, a window seat and a door opening into the en suite shower room. Also on the first floor are two further double bedrooms and a family bathroom.

The cottage is at right angles to the farmhouse and is of stone construction under a thatched roof. This could provide either a useful ancillary income as a holiday cottage or additional occasional accommodation for family and guests.

Higher Griggs Farm has the benefit of a delightful garden, which lies to the front of the farmhouse. There is an area of paved terrace to the front of the house, fringed by flower and shrub beds containing a variety of plants, including camellias, cotoneaster and bergenia.
